Site and terrain
Start with the ground. Slope decides how much of the parcel can be built on and what the earthworks will cost. Drag the pin on the map to test another spot.
Slope classes on this parcel
Cross-section, west to east
Slope classes follow the Selangor hill-land planning guideline (Class I under 15°, II 15–25°, III 25–35°, IV above 35°). The elevation surface in this mock is modelled, not surveyed. The live tool would read JUPEM topographic or LiDAR data and the surveyor's plan.
Where the services come from
For each service the desk finds the nearest tapping point, measures a route along road reserves, and prices the connection. These are costs the land must carry.
Unit rates used (RM per metre of route)
Tapping points on the map are indicative positions for the mock. The live tool would take them from TNB, Air Selangor, IWK and JPS network data and confirm capacity by letter before purchase.
What can be built
Planning guidelines turn acres into units. Pick a product, set the density, and the desk checks it against the land-use budget.

Indicative layout
Guideline checks
Zoning, density band and quotas shown are assumptions. The live tool would read them from the MPAJ local plan and the Selangor planning standards manual for the exact lot.
What it sells for, and how fast
Selling price comes from nearby developments. Sales speed sets how long the money is tied up.

Sales projection by quarter
Project timeline
Comparables are placeholders. The live tool would pull transacted prices from JPPH/NAPIC and launch pricing from developer brochures.
What it costs to deliver
Everything between the sales value and the land: construction, infrastructure, authority contributions, fees and finance.
Where each ringgit of sales goes
Rates and contribution amounts are working assumptions for the mock and must be confirmed against current MPAJ, PTG Selangor, IWK, TNB, Air Selangor and JPS schedules.
The most to pay for the land
Sales value, less all costs, less the profit the developer needs. What is left is the land.
Max land price (RM psf) if price or building cost moves
Land paper
Law and guideline check
The rules the desk runs every parcel against, and where each one bites in the study.
This is the framework as built into the mock. It was not re-verified against gazettes for October 2026 in this session. The live tool would track amendments, and counsel confirms before any purchase.
The land bank desk
The tool is meant to do the work of a developer's land bank department: log every parcel offered, study it, price it and put a recommendation in front of the board.

What the desk takes over
Statutory submissions still go through licensed people: land surveyor, town planner, engineer, valuer and solicitor. The desk does the first pass and keeps the numbers live.
